It is an imposing residential property in a quiet area, in the South Attica, in Voula.Great emphasis was placed on the location of the building on a corner plot and on the exploitation of its orientation. The property was placed centrally on the plot to give space to the creation of greenery intended for courtyards – gardens of exclusive use with swimming pools, with the main goal of privacy and permeability of the apartments. The study, in terms of structure, combines the symmetry of the builds, the pure geometrical axes and the large openings, achieving a plasticity of form but also an architectural unit adapted to the modern minimal aesthetics. The white color, the use of marble on the facade of the main staircase, the large openings and the liquid element that dominates the study and is placed on the balconies, are used in such a way as to highlight the architectural conception through simple and clean engravings. The inspiration for the design was the creation in the facade, of two symmetrical vertical dynamic elements, metallic texture with engravings and integrated artificial LED lighting. In Drosia, in a quiet area where the green element is the primary one, we created the BRIDGE RESIDENCE. It is a residential property where the architectural concept and the functionality of the form are redefined in a highly impressive property. Drawing inspiration from the harmony and natural beauty of the environment, the central design idea was the harmonisation of the property with the natural environment and the minimisation of its energy footprint. The morphology of the property allows on one hand to “converse” with the green spaces – private gardens and the water element and on the other hand to “lean” softly on the landscape, offering absolute privacy and permeability. Equipped with an excellent plot, the composition process allowed us to create a unique project, which exudes discreet luxury and at the same time highlights the dynamism of its form. The architectural “vocabulary” of the facades was developed with a simple elaboration in the outer shell, following the principles of modern minimal aesthetics, with clean engravings in white tone that enclose and embrace the property in a rhythmic sequence and give absolute harmony to the work. The blind construction bridge that combines wood with glass parapets is a central element, unifying and at the same time emphasising the architectural aspect of the property. All properties are developed on two levels with the main areas overlooking the gardens and swimming pools. Its design creates two “Π» (from the homonym letter of the Greek alphabet) which, like two big hugs, frame the common/uncovered areas of the plot, where there are two swimming pools, green areas and places to move from one building to another. We placed great emphasis on the location of the property, the exploitation of their orientation, the privacy and the permeability of the apartments. Green is a key element of the layout, both on the ground floor and on the roofs, so that the complex is perfectly harmonized with the natural landscape. The property seems to converse with its surroundings, through gardens and roof gardens for exclusive use, but also through the wet element and specifically the two private pools on the ground floor and the jacuzzies on the roof of the buildings. The main features of the facades of the properties are white, linear, horizontal and vertical elements that frame the balconies, black metal, vertical elements that act as blinds, transparent and tinted windows, while the building’s shell itself is maintained in gray colors. Together are united in a rhythmic sequence and give absolute harmony to the project. Each of the ground floor apartments has its own garden and pool, while those on the 2nd floor have a private jacuzzi, bbq and their own pergola. The interior is developed with a continuous functional flow, while the openings to all free sides are such a way in order to ensure light and visual contact with the outside space without losing privacy. The linear openings to the common areas ensure the transparency.

SEASIDE RESIDENCE is in a quiet neighborhood of the South Attica, in Varkiza. Its strong element is the endless horizon, the blue color of the sky and the sea and its combination with the green landscape. The desire for a building that “embraces” the outdoors and ensures privacy, was the direction of architectural design.. The Η-shaped , floor plan creates a dynamic sequence in the structure, maximizing permeability while making the most of the south orientation of the private spaces and the north orientation for the living spaces. The living rooms overlook the sea and the water element on the balconies. What was required was the direct contact with the environment both visually and functionally. To achieve that, large openings with high-end minimal frames were used. The morphology of the property, on the one hand, fits perfectly with the exterior of the green, on the other hand, it consistently serves the requirements of the modern minimal aesthetics. The two main volumes are formed around the core of the staircase in a composition of spaces, with simple horizontal and vertical engravings in white and dark tones respectively and alternating them with the liquid and the green element. The aim of the architectural design was the harmonious union of the interior with the exterior and its inseparable and continuous “dialog” with the environment and the water element. Great emphasis was placed on creating a shell that enhances the privacy and permeability of the properties. The main objective of the study was the direct connection with the surrounding area, the green gardens for exclusive use and the water element (private pools). In an excellent location equipped with a corner plot, the architectural approach focuses on the owners privacy, the permeability of the apartments and the integration of the green and water element. The architecture of the property is characterised by geometric simplicity which is combined in a unique way with a futuristic, almost sculptural movement on the side of the property, that looks like it rotates, lifts and finally interacts with the surroundings. Our main goal is the smooth integration of the property to the residential environment. That is why we created a property without obstructions and green being a major element in the research, which improves our energy footprint and at the same time the microclimate of the area. The palette that forms the exterior of the property is consisted of a white shell and its compact parapet has a strong inclination. As it alternates with the element of the glass, it gives a dynamic form to the entire building volume. The main volume of the apartment has a light grey colour, while the central staircase is black, creating two separate volumes that coexist. Decorative frames are placed as a continuation of the white terraces, which embrace the staircase and the property, creating the sense of unity and balance in a complex of volumes and colour tones. The contrast between the white and black colour of the elements gives a dynamic character in the composition. Furthermore, the existence of large openings enhances the natural lighting of the spaces, while in combination with the use of glass on the terraces, helps with the communication with the outside area. With the excellent orientation and the rich natural environment, we created a property with design details that highlight its discreet luxury. The idea came as a synthesis of two identical property volumes mirrored around a very dynamic core: the central staircase. This core, as an original morphological element of the front, seems to separate and unite the two volumes while the element of water takes off the rhythmic sequence of the work. Giving great emphasis to the location, the property is in the centre of the plot, incorporating the green element in the study. The surrounding green space, the planting on the terraces, as well as the planted roof, are key elements of the composition. The features that shape the exterior of the property are the white linear horizontal elements, the black metal blinds, known as pergolas, the vertical dynamic elements of metallic texture with engravings and the built-in hidden LED lighting. Moreover, the use of dark prismatic marble on the main staircase and windows while the shell itself is kept in soft coloured tones and the addition of various decorative elements, come together to create an emblematic model of minimal aesthetics. In Crete, with a quiet and rapidly growing area, in Mesampelies, we created a residential complex that stands out with its highly aesthetic minimal architectural approach, and which reveals the intention to produce a property beyond all expectations. The aim of the architectural design was the simplicity in the volume of the property. Following the modern trends of architecture and minimal aesthetics, combined with a sense of discreet luxury, this property was led to a solid and impressive, visually, result with simple and clear lines The central idea of the composition was the creation of a property volume that is located around a basic reference axis. This element functionally placed the staircase as the core of the connection, while at the same time it created a balance in the alternation of the levels of the facades. The challenge for the composition process was the coexistence of the main areas of the houses in a row, without interrupting their visual escapes, enhancing privacy and permeability. Great emphasis was placed on the creation of a shell that communicates directly with the surrounding area, the green gardens, for exclusive use, the planted roof but also with the private pools that dominate the architectural study. What was required in all areas of the ground floor was direct contact with the environment, both visually and functionally. The special property-landscape relationship is complemented by the interior views and escapes, while the white color, the large openings and the water were used in such a way as to highlight the architectural conception with an impressive result. In this study, in addition to the volume of the building, the goal of architectural coexistence with the environment led the researchers to reduce the energy footprint of the property. Great emphasis was placed on the location of the builts, the relationship between them, the exploitation of their orientation and location, as well as the privacy and permeability of the apartments. The property is connected to its environment with gardens for exclusive use, with planted roofs and with the strong wet element. The architectural composition of the floor plan creates a dynamic sequence in the structure, maximizing the “projections” and the permeability, while taking full advantage of the unobstructed sea view. The exterior of the property is shaped with white linear elements combined with white solid parapet and awnings that surround the balconies at an alternating rate, double-skinned awning with the white surface on the lower side to assist indirect LED lighting and dark upper side to avoid reflections to the premises of lofts. The use of vertical metal decorative elements that create visual filters in the balconies and gardens on the ground floor, in combination with the shell maintained in earthy color tones, follows a rhythmic symmetry that characterizes the composition as a whole and gives a visual harmony. RODON Residence in Heraklion Crete Property complex of minimal aesthetics in Heraklion city centre. In one of the most desirable areas in the centre of Heraklion, very close to the port and with a view towards the sea and the Venetian Walls, we created a residential complex that comes to make a difference. In a privileged plot, equipped with permeability, excellent orientation and the strategic positioning of the property, which is based on the exploitation of the view towards the sea, this project stands out due to its minimal aesthetics and dynamic design. The central idea of the composition was the design of two buildings, in order to ensure that the best lighting and ventilation are achieved. The creation of a space between the two buildings, gave the opportunity to utilise the orientation. The two volumes are lifted and contrasted using a consistent architectural vocabulary, creating a continuous empty and full dialogue between them. The palette that shapes the sides of the property is consisted of white frames, dark-coloured terraces and large openings, elements that achieve a combination of balance and architectural harmony. A particular feature of the composition is the option of choosing a residence, which expands either in one or two levels (maisonette). The residences are arranged in a way that the spaces used during the day have a view of the city or the sea, while the most private spaces of the buildings are defused in terraces in the uncovered areas of the plot.
